Direct Booking Policy: Firm
All reservations made directly through premiumrentals.com are subject to our Firm cancellation policy: 50% refund if cancelled 30 or more days before check-in. No refund for cancellations within 30 days of check-in. Service fees and cleaning fees are non-refundable.

At Premium Rentals, we set our direct booking cancellation policy to be fair to both guests and property owners. Our Firm policy reflects the nature of our luxury short-term rental portfolio — properties that require significant preparation for each stay.
By completing your reservation, you acknowledge and agree to the cancellation policy shown on the booking confirmation. Please review carefully before booking.

Policy Tiers
The following policy tiers may apply depending on booking channel. All direct bookings use the Firm policy.
Full refund if cancelled at least 24 hours before check-in. No refund within 24 hours.
Full refund if cancelled at least 5 days before check-in. 50% refund within 5 days.
50% refund if cancelled at least 7 days before check-in. No refund within 7 days.
50% refund if cancelled at least 30 days before check-in. No refund within 30 days. Applies to all direct bookings through premiumrentals.com.
No refund under any circumstances. Typically offered at a discounted rate.
What's Always Non-Refundable
Regardless of the cancellation policy tier, the following are always non-refundable:
- Service fees
- Cleaning fees
- Applicable taxes on non-refundable amounts
- Pet fees collected post-booking

Please include your confirmation code and reason for cancellation. Refunds, where applicable, will be returned to your original payment method within 5–10 business days.
Date Changes & Modifications
Requests to change reservation dates are subject to availability and may result in a price adjustment. Date changes must be approved by Premium Rentals. Shortening a reservation after check-in does not qualify for any refund of unused nights.
Force Majeure & Extenuating Circumstances
In the event of documented government travel restrictions, declared natural disasters, or other extraordinary circumstances beyond the Guest's or Company's reasonable control, Premium Rentals will review cancellation requests on a case-by-case basis.
💡 We strongly recommend purchasing travel insurance to protect against unforeseen circumstances including illness, injury, family emergencies, and travel disruptions.
Company-Initiated Cancellations
In the rare event that Premium Rentals must cancel a confirmed reservation, we will notify you immediately, issue a full refund of all amounts paid, and make reasonable efforts to assist in finding alternative accommodation.
No-Shows
If you do not arrive on your check-in date without cancelling, it will be treated as a no-show. No refund will be issued for no-shows regardless of the cancellation policy tier.
